The varied and unique challenges presented in the valuation of long-term ground leases with rent reset or rent review clauses have not been extensively addressed in appraisal literature. Collectively, less than a handful of articles about ground leases have been published in The Appraisal Journal. Most of the guiding principles underlying rent reset valuation, however, stem from case law in common law jurisdictions such as the United States, Canada, and Britain.
