FACTS. - Dolans sold realty to Bagleys by uniform real estate contract (UREC). Bagleys sold to Hayes by UREC, and Hayes sold it to Andrus by UREC. Andrus demanded a deed from Bagleys, but Bagleys were unable to locate the Dolans. After Andrus experienced marital difficulties, he quitclaimed the realty to his mother.
