[11]     Appellants are husband and wife and joint owners of property near Skaneateles Lake. The property is not located on the lake front but has rights in common with several other landowners across a parcel known as Lot 5 which is bounded on the lake to the east and a public roadway to the west. Respondent is the owner of Lot 4 in the subdivision which is bounded similarly by the lake and roadway and is immediately south of Lot 5.
