A previous Tower on Tech column (February 2009) discussed the investments mortgage lenders should consider in 2009 that will help them develop the leading systems of the future. Since that time, the industry has seen a mini-refinance boom, followed by a bit of tightening of interest rates. Through that quick interest-rate cycle, delinquencies and foreclosures have continued to increase, new regulations have come into effect and housing values have kept declining. Against this backdrop, lenders need to make decisions on technology investments. New laws and regulations will dictate some spending, but lenders also have the opportunity to make investments on discretionary spending to improve their performance over the next 18 months.
