Struggling author Holly Sinclair returns to Beauport, Mass., after 18 years away to take possession of the house she's inherited from her recently deceased mother. Despite the scenic beachfront location, Holly only elects to move in out of financial desperation—for her, Beauport is primarily the site of her sister Anna's unsolved murder. Serena, a medium and one of Holly's few confidants in town, convinces Holly to join her in communicating with Anna from beyond the grave. They make contact, only for Anna to warn Holly that she's in danger. Then a frightened Holly discovers a squatter in her attic: Jade, a teenage runaway who has been secretly reading Holly's unfinished roman à clef, Beach Thriller, which is about Anna's death. As Holly takes Jade in and continues to chip away at the novel, chapters following a character identified as "The Watcher," who may or may not be Anna's killer, raise the stakes.
