abstract This article deals with valuing a ranch trophy property. It is a case study that summarizes a market analysis and highest and best use analysis of several use options for a ranch. Based on a quantitative analysis, it concludes that the most productive (valuable) use would be as a Ranch Preservation Community. The article also addresses a topic appraisers frequently face in valuing a trophy property--identifying and quantifying the contributory value of key attributes.
