abstract Appraisal firms are increasing their reliance on purchased, vendor-supplied information on comparable properties. The purchased information is often unverified and unvalidated by the firms, and this impacts the reliability of the final estimates of value. This trend is in contrast to the traditional use of at least three good comparables that have been inspected, verified, and validated. This article discusses issues related to appraisal data management and verification. Data fraud and government data management procedures are also discussed. This article presents recommendations for establishing a data management system. The article's most important recommendation is to verify all data used in an analysis.
