Enemies-to-lovers meets HGTV in this frothy, effervescent romantic comedy from Sophie Sullivan, author of Ten Rules for Faking It.
Interior Design School? Check. Cute house to fix up? Check.
Sexy, grumpy neighbor who is going to get in the way of your plans? Check. Unfortunately.
Grace Travis has it all figured out. In between finishing school and working a million odd jobs, she’ll get her degree and her dream job. Most importantly, she’ll have a place to belong, something her harsh mother could never make. When an opportunity to fix up—and live in—a little house on the beach comes along, Grace is all in. Until her biggest roadblock moves in next door.
Noah Jansen knows how to make a deal. As a real estate developer, he knows when he's found something special. Something he could even call home. Provided he can expand by taking over the house next door--the house with the combative and beautiful woman living in it.
With the rules for being neighborly going out the window, Grace and Noah are in an all-out feud. But sometimes, your nemesis can show you that home is always where the heart is.

PUBLISHERS WEEKLY
Enemies become lovers while remodeling neighboring beachside cottages in this endearing rom-com from Sullivan (Ten Rules for Faking It). Grace Travis and Noah Jansen meet cute on the beach: he sees a clumsy but attractive woman trying to wrangle a pack of leashed dogs, and she sees a Baywatch-esque paddleboarder who makes her heart beat faster. Then they discover that they're neighbors. Struggling interior design student Grace just moved into the California beach house her grandparents left her and intends to make a home of the fixer-upper. Wealthy businessman Noah is hoping to flip the house next door in his efforts to get out from his father's shadow. To achieve his vision for the renovation, he needs Grace's property—but there's no way she'll sell. With neither willing to back down, their feud turns into a war. Readers will be charmed by both characters, whose mutual animosity is partially driven by their equally dysfunctional parents. Luckily, they're surrounded by friends and family who support them along the way. The result is a refreshing romance with a strong sense of setting and a charismatic cast. Readers will fall in love right alongside Grace and Noah.
Customer Reviews
Funny & witty!
Funny and witty with incredible banter. A grumpy/sunshine with so many sparks. Noah and Grace have incredible chemistry from the get go, and it only grows stronger the more time they spend together. Both have issues in their pasts that keep them from completely opening up. Noah’s character development is outstanding. I loved how in tune with himself he became while working on his house and getting to know Grace. The supporting characters were amazing, especially Morty. I really enjoyed the fatherly relationship he had with Grace. Super fun read with plenty of laugh of loud moments. *I received an ARC in exchange for my honest review.
