abstract The Uniform Standards of Professional Appraisal Practice (USPAP) necessarily address wide-ranging appraisal practices. However, USPAP is currently presented with general binding requirements and assignment-specific requirements intermixed, which inhibits the clarity of the document. The application and understandability of USPAP is greatly enhanced by segregating the required binding elements as they apply to common types of assignments. Such a format crystallizes the flexibility inherent in USPAP, allowing both appraiser and client improved ability to properly focus on the scope of work specific to the assignment.
